Is now a good time to buy property?

With the market running so hot, is now a good time to buy a property? In NSW, we are experiencing record auction clearance rates, very strong demand and little supply. So is it too late?

The first point we make to clients is that it depends on their situation and what they want to do - this may sound cliche but it is true. Getting the timing right on the market is important - but it is not everything.

If you are ...

The risks of buying off the plan

With a large supply of new developments being built, now it a good time to review the risks of buying off the plan and what you can do to mitigate the risks.

Problem: The developer/builder goes bankrupt

Solution: Make sure your deposit funds sit in the solicitors trust account. This means the builder is not using these funds specifically to build the development. Then if the developer doesn't finish by the time you get to the sunset date ...

The real cost of buying an investment property

To figure out what it will really cost you to buy an investment property we need to split the holding cost into the pre-tax cash flow (what it costs out of your pocket) and the post tax (what it costs you after you claim everything back from the tax man). You should always calculate your affordability based on the pre-tax cash flow.

Pre - Tax cost of an investment property = rent - less mortgage repayments - property expenses. If the answer is negative ...

Rent versus Buy

With low interest rates and renewed confidence, now is the time to review the rent v buy argument. There are four factors you need to consider;

- Cash Flow - What will it cost you in each scenario? This part is easy to figure out. The cost of your home is your mortgage payments plus your property expenses (insurance, strata, rates etc). To keep it apples and apples, you should only count the interest payments on your mortgage.

- Growth - What will you ...

The biggest mistakes when buying property in Super

Buying property in super is a complex strategy. There are so many different parties involved in the process which often results in the left hand not entirely understanding what the right hand is doing. These are the most common mistakes we see when buying property in super;

1. Wrong name on the property contract - When buying with a loan, it is the Corporate Trustee of the Bare Trust that needs to be on the front page of the contract.

2 ...

The process of buying property in Super

Buying an investment property in super can be a very attractive and beneficial strategy - If implemented correctly. We have outlined the simple steps you need to follow if you want to purchase a property with your super;

1. Setup a Self Managed Superannuation Fund - This is the only super vehicle you can use to purchase a property.

2. Setup a Bare Trust (sometimes referred to as the Property Trust) - This is the holding entity of the property (not the loan ...

Property: House v Units

This is another popular question we get when investors are looking at buying property. Just like in our other article ‘Old versus New Property’ there is no clear cut answer. What is really important is to identify the purpose of the property and how it fits into your personal portfolio. Here are a few simple questions;

Is it for investment purposes or lifestyle? There is a huge difference between looking for properties that are for your own home versus an ...

How much can I borrow?

One of the first questions I get asked by clients when they are buying a property is ‘How much can I borrow?”. My immediate question back is ‘How much can you save?”.

Alarmingly… most clients have no idea.

When we look at buying properties for clients before we can find out how much the bank will lend us we need to find out what they can afford. This will determine how much you can borrow… not the banks. Yes, I ...

Why property in Super might not be the right choice

The idea of taking control of your super, selling those under performing shares that have been managed by a professional whocharges ridiculous fees regardless of the performance sounds appealing but be careful. Here are 5 reasons why buying property in your super might not be the right choice for you;

1. Small balance - If you super balance is less than $150,000, it could be dangerous purchasing a property in your super as you would need to use quite a ...

Banks respond to RBA's December rate cut

To the joy of property owners the RBA on Monday cut the variable cash rate by 0.25% following a weakening jobs market, sluggish retail sales and a slowdown in the mining sector.  The cash interest rate now matches where it was during the worst of the GFC and has not been any lower than where it currently is since the year 1990.

Banks have slowly come to market and released their own interest rate cuts in response.  The list ...

Heritage conversion inner west property a winner for clients

We recently had a number of clients settle in a property development 'The Majestic' in Petersham, NSW.  This was a heritage conversion of an old roller skating rink, which before that was an old movie theatre.  The property developers did a wonderful job of maintaining original elements of the building and it's previous incarnations, and our clients enjoyed  strong initial capital growth and starting rental yields above 5.6% for their investment properties in the building.

The development was ...

Be wary of mutton dressed as lamb when it comes to buying property

The National Rental Affordability Scheme is a relatively new government initiative that looks to essentially privatise the public housing sector.  It has been heavily promoted to investors by property marketers recently, however we would urge all potential property purchasers to look at and assess the property in isolation of any artifical boosts, incentives or schemes.  Such grants should only be viewed as 'extras' and should not be the primary motivation for making a purchase.

Ask yourself, 'Would I buy this ...
